The checks a buyer makes before paying, to confirm the property and title are what they claim to be.
Due diligence combines a document check, a registry search and a site visit. Its aim is simple: make sure the seller owns what they are selling, that the title is valid, and that the land on the papers is the land on the ground.
A lawyer usually leads the legal checks. A surveyor confirms boundaries against the Title Deed Plan.
What to check
- Official search at AGIS on the title.
- Surveyor’s report on the beacons and plot size.
- Check for Revocation, unpaid Ground rent and pending court cases.
- For built property, check Building plan approval.
- Meet the seller in person and confirm their identity.
Watch out
Never pay the full price before the search results are back. Hold funds in Escrow if the timing is tight.
