The official plan that shows a plot’s exact boundaries, coordinates and size.
In the FCT, the Title Deed Plan is the survey document attached to the title. It shows the plot number, the beacon coordinates, the dimensions and the land area.
It is how you confirm that the land you are standing on is the land on the papers. Plots in Abuja are often sold by plot number, and mix-ups between neighbouring plots do happen.
What to check
- Have a registered surveyor locate the beacons on site.
- Compare the area on the TDP with the area in the listing.
