Land in an area where roads, drainage and utilities are already in place.
A serviced plot has access to engineering infrastructure such as tarred roads, drainage, water and power lines. It costs more than unserviced land but you can build sooner and avoid infrastructure risk.
Some estates sell plots as “serviced” before the work is finished. Check what has actually been delivered.
